Williams Abstract & Title provides full searches, updates, and continuations in accordance with Arkansas title standards. We use a combination of staff and Underwriter information to provide fast, efficient, & accurate title search services at competitive rates. The title search is not a guarantee of title, but simply a summary of the recorded instruments that affect the title to the real estate.
title examination
A Title Examination is an analysis of the title search and the instruments contained therein (and sometimes other title evidence), assessing the correctness & sufficiency of the instruments to determine who owns the property, what outstanding mortgages, liens, unpaid taxes, and judgments against the Seller affect the title to the property, and any action required to pass good, marketable record title. Many title defect can not be discovered by the Title Examiner because they have never been recorded and therefore are not part of the Title Search. Title Insurance protects against that hidden risk and many others.

Buying a home may be the single biggest financial transaction of your lifetime. Title Insurance is the most effective and affordable means to protect the owner against future claims and legal costs expended in defending one's interest in the property. When you are buying, selling or refinancing a piece of property, you will be required to purchase title insurance. Title Insurance protects the owner and the lender by providing insurance coverage against hidden defects in the title, errors in public records, restrictions limiting the use of the property, encumbrances except as shown in the policy, and/or other risks that may affect an owners interest in the real estate. The Owner's Policy protects the Owner's equity investment in the property, up to the amount of the purchase price. The Lender's Policy is issued to a Mortgage Lender and protects that Lender's interest in the property as security for the outstanding balance of the owner's mortgage.

Williams Abstract & Title prepares all documents required to transfer marketable title from Seller to Buyer in accordance with the Contract of Sale and Purchase, including but not limited to Warranty Deeds, No Lien Affidavits, FIRPTA Affidavits, Bills of Sale, Non-Identity and Continuous Marriage Affidavits, and HUD-1 Settlement Statement.

Williams Abstract & Title provides on-site and off-site closing services for buyers, sellers, brokers and lenders. Services include preparation of settlement statement, review & execution of lender documents and instruments of conveyance, post-closing transmittal of required loan documents, recording, escrow & disbursement of funds, and distribution of the documents.
